 The fourth and largest room has no doorway connection to the other rooms (easily changed), it was oncde the winewwaking centre of Vukanovec village. Indeed, the old style massive wooden press is still in place. Your imagination is required to decide how best to utilise this huge space.

 Having walked down the gravel lane for about 100m, we find this three-roomed cottage plus lower level garage/space.
 Built into the hillside, it is a single story building on the road side, but a two-level building on the downhill side (shown here).
 The downhill side enjoys spectacular views (see below) and has a small balcony to help you enjoy drinking in the beauty of the place.

 This view can be seen from almost anywhere on the entire property. It is quite hypnotic, we found ourselves just gazing at it rather than actually doing any work!

Sometimes, we find a property which matches many of our customers' wishes, this is one. Perched on top of a hill, stunning views, lots of original features, bags of development potential and located at Gornje (upper) Međimurje. Here's a short YOUTUBE clip showing the this property in its surroundings and gives a taste of why so many people come to Upper Međimurje.
This property was the show-piece of the area, it was built by a wealthy family as a weekend retreat and aplace where the grape harvest and wine making could be done for all the local producers. It is comprised of a four-room house, a hillside cottage and, of course, the best vineyards in the region (they all say that, but in this case, it's probably true).
let's get the strange bit out of the way: Neither building was ever designed to be a residence, the larger one was a grand centre-piece of the Vukanovec wine-making community, the cottage was made for the land workers to get some rest from their labours. Hence neither has a bathroom, the larger house does not have a real kitchen, the cottage has no WC. It is strange in this day and age however, there are a number of compensating features, let's look at what is there:
The Large house
It has three very large rooms which are laid out in a way to provide banqueting/event hosting, the original owners wnated to show off! Thus the ceilings are high and of heavy beam timber construction, there are nice touches everywhere (we have photos, just call us if you want to see more - no pressure, no sales talk) and it is beautifully fitted out with genuine period pieces. The fourth room currently houses a huge beam press, an absolute necessity for 19th century wine making - until the invention of the hydraulic jack. It now sits there, museum like, with its massive multi-ton timber beam and associated equipment. Assuming you don't need your own museum, this room is massive and can be easily connected to the other three and then build in it whatever your imagination conjures up. There are no heritage restrictions regarding the old press.
There you have it, a strange place but with huge development potential and one which already looks imposing and has that 'wow' factor inside. The views from the rear garden and south windows area are unsurpassed anywhere in S E Europe.
Located about 100m further down the hill via your own gravel roadway. It is a private roadway however it is maintained by the local authority and snowploughs keep it clear should we ever see snow again! The cottage interior can be seen from the images (above) and would make an ideal independent 'nest' for your guests. Clearly, you would need to renovate the interior and fit a WC/bathroom. The view from the balcony would make this a very worthwhile investment.
Vukanovec is perched on one of the highest hills in the county, the views out over the countryside and into neighbouring Slovenia and Hungary are unsurpassed in this part of Europe. There is a flat grassed section with fruit trees (see image 43 above), an equally flat (a rarity in itself) rear garden area, the rest are beautifully maintained and modern "tractor friendly" vineyards. The gravel roadway leads out to a country road which runs through the nicest part of the county. The vineyard down the hill next to the cottage has been half removed in order to provide a large meadow.
There are possibilties for local wineries to manage the vineyard on your behalf if that would better suit your requirements.
