Recently built weekend style house on a hill-top with land and which has the BEST views in the county.

€45,000 or near offer.

A recently built three-level hill-top cottage/small house sitting beneath the mighty Ravna Gora mountain. Having been built during the past 4-5 years, the building features modern materials and the clean lines and bright interior expected from such a young house. Sitting on a hill-top above a beautiful and quiet village and featuring breath-taking views to the Ravna Gora heights.

[A]

Viewed from the tarmac lane which serves the handful of dwellings here, the Ravna Gora mountain sits behind and to the north (generally) and dominates the vista. The front balcony (left) is at the top level, the rear balcony (right) is at the middle level which is the ground floor at the front and the first floor at the back. It is a steep hill.

[B]

Again photographed from the adjacent lane but now looking square-on at the front of the house. The roof, general construction and fit-out seems to have been done well but... there is no access to the top floor! We do not have access to the builder so we can only guess there was a plan but that part of was not completed. The roof line, doors and windows and balconies front and rear point to much more than a mere attic, sadly, we have been unable to gain access ourselves to see. We look forward to uncovering the mystery.

[C]

Viewing the third side (looking generally eastwards) shows the orientation of the house to the road and to the gazebo in the rear. It is also clear as to how steep the hill-side is.

[CC]

A view of the rear of the house from a position next to the gazebo. The middle floor balcony (more later) is from where the video was taken (see "Overview" below). The upper balcony mirrors the similar example at the front and gives further evidence the upper floor was designed and built to be occupied.

[D]

Entering the house from the front ground level, the window (right) gives light to the lounge.

[E]

Just inside the front door is this hallway which has two other doors leading from it, one the bathroom/WC, the other to the lounge. We have a theory the staircase to the mysterious upper floor was meant to be here.

[F]

A good-sized bathroom/WC and, in the Croatian way, home for the washing machine. Fully tiled, spacious and functional.

[G]

The bathroom viewed from the opposite side.

[H]

The lounge diner is bright and airy having windows to both front and rear aspects. Half the floor is tiled with ceramics, the far section has laminate flooring. It appears this room was designed to have its own kitchen in that, to the left (out of shot) are hot/cold water pipes, a drainpipe and electric outlets. As is the case throughout the house, the walls, ceilings, floors, windows and fittings are all clean, modern and well done.

[I]

The lounge diner seen from the mid-point and looking to the rear door/window casement. The room is at the ground floor at the front but the first floor at the rear - hence the balcony out back. The internal doorway (far left) leads to the bedroom.

[J]

The lounge/diner viewed from the rear, the far window (left) looks out at the front porch.

[K]

The bedroom is large enough to take a double bed and furniture and leave some room to move around.

[L]

The bedroom viewed towards the rear wall.

[M]

We have now moved down to the lowest level which has no aspect to the front of the house. The steepness of the hill this this floor has just the two room, both of which face out to the rear. This is the smaller of the rooms and is mostly used as a pantry and store.

[N]

The same lower level room viewed towards the rear wall and window. The door (right) leads to the main lower level room.

[O]

The main basement room is laid out in a "summer kitchen" style, typical of the region. Functional by design with heavy use of ceramics, small windows and underground walls make it into a cool retreat from the heat of the day. A small kitchen, a large refrigerator, enough chairs and table space for friends and family - you'll be the toast of the local society.

[P]

The summer kitchen. The doors leads to the small room shown in [M] and [N] above.

[Q]

The rear garden has this gazebo which appears to have extra high wooden sides, that's strange. Take a few layers down and you'll be left with the perfect look-out on late summer afternoons once the sun has disappeared behind Ravna Gora.

[R]

Storage and utility space beneath the gazebo.

[T]

From out front, the view up the lane to the west.

[U]

From out front, the view up the lane to the east.

[V]

The rear garden. Once a vineyard but it probably proved too steep even for the most willing mountain goat. Now pretty much a nature reserve along with 90% of the neighbours' land. Plenty of deer, stoats, weasels, kuna and birds, keep an eye out for the Oriole and redstart birds in the summer and the fire-flies during summer nights.
