Viewed from the access lane, it's a dead end track with virtually no traffic at all. There are no windows on this side but there is an entrance door to street level.
The upper floor room does double duty as a living room and as a bedroom. This view is looks from east to west, the main entrance door can be seen to the right, the glass doors to the baklcony are to the left, the stairway connecting the two levels are at the far end.

The kitchenette is small but neat, modern and functional. The cooker uses bottled gas.
The bathroom is small but modern, clean, fully tiled and contains a WC, shower cubicle, wash basin and vanity unit. Next door is a small walk-in pantry/store room.
With the upper floor balcony providing the shade, the rear terrace usually proves to be the place where much time is spent. With a single neighbouring house in view, all the other views are of forest and distant mountains. A brick-built BBQ is located just the other side of the terrace fencing.
A small yard area lays off to one side of the house, here there are a couple of small stores, a BBQ and open area.
The asphalted roadway to the cottage ends about 100m away, this is a view of the track as it wanders its way into the forest. Perfect for countryside walking, taking the dog......

This is a small cottage sitting on/near a hill top in the region of Vinicabreg (Trans: the hills of Vinica). It is effectively a 1-up and 1 down building with a bathroom, small pantry, terrace and balcony. Externally and internally it has been well put together and properly maintained, it has modern fitments and is nicely decorated but wiothout losing the feel of a deep countryside hide-away.
Although it 100% a rural property, the regional capital of Varazdin lays about 25 minutes away by road so it is not isolated. There are a few local shops within a few minutes.
It is suitable for full-time living once you accept that internal space is at a premium. For those who wish to find maximum peace and quiet and be close to nature whilst not being cut-off from civilisation, this would seem to fit the bill. There are circa 4/5 other buildings nearby but only one has full-time residents, the rest are used only for summer weekend retreats - if at all. The asphalted road stops about 100m away from the entrance but the stony track to this property is used by the neighbours using family hatchbacks, there's no need for a Land Rover.
In 2020, the mains water supply has been installed but has yet to be connected to this property. Locals have been using a water delivery service for many years.
