This room sits in the centre of the house

This room sits in the centre of the house where the doors to all three bedrooms join plus the archway to the entrance hall. A further door leads to a walk-in pantry and then on to the first of the outbuildings. The ceiling, as with all the rooms, was renewed recently along with new wiring and, at the same time, the installation of a full central heating system. The floor is of good standard laminate. Bedroom one has a large window which overlooks a quiet country lane. The flooring is new dark-wood effect laminate. The windows throughout the house are twin-paned units in wooden casements, a little old fashioned by heavy duty and in good condition. [4.2m x 3.5m]

Bedroom two, the largest of the three, currently used as a sitting room, is also a large space with the same outlook as for bedroom one. The flooring is new medium-wood effect laminate. [4.6m x 4.3m]

The large/diner is not modern but is well equipped

The large kitchen/diner is not modern but is well equipped, clean, tidy and functional. The window looks out to a quiet side way, the flooring is from large ceramic tiles. The natural light is good and there are two separate ceiling lamps to provide plenty of artificial light. [3.66m x 4.26m] The ceiling heights are circa 2.67m.

The bathroom/WC is fully tiled in modern ceramics, the bath is a large corner unit, there is a new-ish glass shower cubicle, WC, wash hand basin and a heated towel rail style radiator.

Next to the bathroom is this fully tiled room currently used to house the washing machine and the electric hot water boiler and tank. There is also a bidet which leads us the believe this was once a separate WC.

Aerial view showing the orientation and immediate surroundings. The long narrow land plot located immediately to the east (right) is also in the possession of the house owner. This is available at no extra cost but may not be purchased without owning a Croatian company - as the law stands at the time of writing in 2020.

The village is a quiet back-water near the city of Ludbreg which is a five minute drive away. Best described as a place where your neighbours all have either a tractor, a welding machine, some kind of agricultural device... these folks will have self-sufficiency as a high priority. The house is considerably nicer inside than perhaps the exterior would lead you to believe. New ceilings, new plumbing, new flooring, new wiring etc., the owner has kept it well. The sale arises from the familiar story of people preferring to live in an apartment, the kids have no interest in village life and have grown up and left.
The house is in good condition and functions well but it does need some care and enthusiasm to lift its 'kerb appeal'. The outbuildings are large, well built and numerous. If you have ideas where considerable storage or work space will be required, this may be just the ticket! The house and garden are within the municipality's residential zone so the property can be purchased by a foreign buyer without the need to open a Croatian company. The large field at the rear is also available at no extra cost but is not in the residential zone. Whether or not you take both is a matter of choice for you. We are happy to help you explore the possibilities in this regard.
The list below shows the house having a footprint of 378m2 is huge but is not what it seems. The house has a surface footprint of 146m2 (as we measured it) which includes the first outbuilding which is accessible from within the house. The rest of the section designated as "residential" is the total area of the brick/block/concrete out-buildings. This is a significant advantage in that they can be developed into living space with almost no bureaucratic work or costs. That's quite a bonus if your plans are along those lines.
