Country house in a village setting near the city Ludbreg for sale.
A nicely kept traditional village style single storey house in an agricultural village with a lot of out-buildings. It has full solid fuel central heating, three bedrooms, living room, kitchen/diner, walk-in pantry, bathroom/WC/ utility wet room, garage and a lot of outbuildings. We have plenty of photographs in addition to those shown here, please contact us if you wish to investigate further.
Entrance hallway. The entrance door is behind the camera, the arch (right) leads to a living room, the doors to the left lead to a bathroom and a utility room, the door facing the camera gives access to the kitchen/diner. There is a large radiator and natural light comes in from both ends of the room. The floor is of ceramic tiles. [1.7m x 3.3m]
This room sits in the centre of the house where the doors to all three bedrooms join plus the archway to the entrance hall. A further door leads to a walk-in pantry and then on to the first of the outbuildings. The ceiling, as with all the rooms, was renewed recently along with new wiring and, at the same time, the installation of a full central heating system. The floor is of good standard laminate. [3.7m x 4.1m]
Bedroom one has a large window which overlooks a quiet country lane. The flooring is new dark-wood effect laminate. The windows throughout the house are twin-paned units in wooden casements, a little old fashioned by heavy duty and in good condition. [4.2m x 3.5m]
Bedroom two, the largest of the three, currently used as a sitting room, is also a large space with the same outlook as for bedroom one. The flooring is new medium-wood effect laminate. [4.6m x 4.3m]
Bedroom three is slightly smaller but still has ample space for a double bed and some furniture. The window looks out over the rear garden area. It has similar flooring and is also in good repair and decorative condition as are the other two bedrooms. [3.3m x 3.3m]
The large kitchen/diner is not modern but is well equipped, clean, tidy and functional. The window looks out to a quiet side way, the flooring is from large ceramic tiles. The natural light is good and there are two separate ceiling lamps to provide plenty of artificial light. [3.66m x 4.26m] The ceiling heights are circa 2.67m.
The bathroom/WC is fully tiled in modern ceramics, the bath is a large corner unit, there is a new-ish glass shower cubicle, WC, wash hand basin and a heated towel rail style radiator.
Next to the bathroom is this fully tiled room currently used to house the washing machine and the electric hot water boiler and tank. There is also a bidet which leads us the believe this was once a separate WC.
A door from the central room (see 4th image from the top) leads to this fully tiled store/pantry. A further door from here leads to the first of the outbuildings. [1.45m x 2.38m]
Viewed from the rear garden, the main house lays to the left, to the right is the first of the out-buildings.
Also viewed from the rear garden, the other out-buildings run from the rear of the garden (right) back towards the house (left). Some are brick buildings, others are 'barn-like' wooden constructions. We have internal photographs of all of them, please just let us know if you'd like to view them. Below are a few:
Out-building 1 - nearest to the house. A strong brick building with some wall lining and insulation. The large red device to the left of the window is the modern wood/coal furnace which runs the heating system.
Out-building 2 - Also a large and strong brick building with heavy duty brick-arches to the ceiling/roof.
Out-building 3 - At one time was a sizeable piggery. The building is also of a heavy duty brick construction.
Underneath one of the several wooden barns is this wine cellar. Thick concrete abounds.
The block built detached garage has this space, accessed by an up-and-over door plus a reasonably sized ante room attached to it.
We visited in February so everything looked somewhat mid-winterish, here's a couple of the owner's photo from the summer time showing the garden and splendid veggy plot.
A couple more summer-time images.
Aerial view showing the orientation and immediate surroundings. The long narrow land plot located immediately to the east (right) is also in the possession of the house owner. This is available at no extra cost but may not be purchased without owning a Croatian company - as the law stands at the time of writing in 2020.
