The land is divided into two plots, named here as 'West' and 'East'. Each has its own roadway access although the whole piece can be used as one single large building plot.
Two adjacent land plots of similar size, one of 694 sq. metres, the other of 618 sq. metres, both having immediate and level vehicular access. Both plots are locally designated as "building" land, this means non-Croatians may purchase them in the normal way, without the need to open a Croatian company. Of course, these plots can also be viewed as a single parcel should you prefer.
The 'building plot' designation does not mean you may build a block of flats there, planning permission will only be given if the proposed building/s are in keeping with the immediate area, this one is for "rural/residential" so that will be the guide as to what would gain planning permission. It also gives assurances that the neighbours will also not be able to erect large or remotely industrial buildings. Currently, the neighbouring plots are arable land or meadow/pasture.
The city of Varaždin is located just a few minutes' drive away, it is a sizeable metropolitan city (city pop: circa 40,000) with all the amenities you would expect to find. There are a few pubs, bars. restaurants and corner shops locally.
These plots are located on a pretty rural hillside, not too steep but high enough to give a lovely view over Varaždin and Međimurje counties. Having 1,312 sq. metres of hillside building land would appear to be an attractive proposition for immediate development or for investment purposes.
