Large country house and stables near Ivanec.
A rare combination of a country house which is available to foreign buyers without the need to open a Croatian company. Set in a hamlet in a lovely valley setting near the city of Ivanec, this large two-storey house has a large flat garden plus significant outbuildings including a stable block. Everything in the living quarters (the entire upper floor) is in excellent shape and is move-in ready.

A long hallway runs along almost the entire length of the house along the rear wall, this gives access to the first bedroom, living room, kitchen and then to a small hallway at the far end where the second bedroom and bathroom are located.
The first bedroom is large and bright. The window faces onto the garden as do all the windows. The floor is of natural wood floorboards, the radiator has a heat reflecting shield fitted, the windows are wood framed tilt-and-open types with sealed unit double glazed units. The door (see pic) leads to the next room although is currently not used.
Moving along the rear corridor, the next room is the day/living room which incorporates the hallway and is thus larger as a result. The window and radiator are the same as described earlier. There is a chimney outlet should you wish to install a solid fuel stove/furnace. As is the case in all the rooms, the walls and ceiling are clean, smooth and well decorated.
Continuing along the corridor, the next room is this galley style kitchen. The window and radiator are as described earlier. The kitchen is complete minus a refrigerator. The range and style can best be seen from the photograph.
At the end of the corridor (the green arch) is this small hallway which has doors leading to the second bedroom and to the bathroom. The floor is laid with 'heavy' ceramic tiling.
The second bedroom is also large enough to accommodate a full sized double bed and some furniture whilst leaving plenty of space to move around. The radiator, windows, walls and ceiling are all the same as described earlier. No cracks, no flaking paint, no dampness, everything is in fine shape.
The bathroom is fully tiled and has a WC, wash hand basin, some furniture and a full-sized bath. As is traditional in Croatia, there is adequate space for the washing machine to be located here. The windows are of modern uPVC construction. There is a normal radiator (out of shot) plus a tubular wall mounted radiator.
Returning to the garden from the upper level, this image shows how the property, indeed most of the hamlet, is on flat land as is the access road. This little community is surrounded by gentle wooded hills which emphasise the beautiful valley nature of the place.
Now entering the ground floor level, we start with this large room. It is partially fitted out, has a ceramic tiled floor and double glazed wood framed window. There appears to have been a full kitchen here at some previous time but it has been removed so there is some making good to be done to one wall.
The main entrance to the ground floor is via these doors which lead into a small hallway. The floor has ceramic tiling and the walls and ceiling are in good shape. The main electric consumer unit is located here, there is a full three-phase feed in addition to the normal household electric supply.
The second ground floor room is located behind a long hallway which, unlike the upper floor, runs along the front of the building. The walls and ceiling are plastered, there is an electrical supply and lighting although the room remains un-decorated. It required only cosmetic work to finish. There is another small un-developed room behind this room where the gas boiler, waste pipe and other utilities are located.
The third major ground floor room is also prepared with plastered walls and ceiling and also requires some cosmetic work to bring it into living accommodation condition if required.
Unlike the upper floor equivalent, the ground floor hallway runs along the front of the building and benefits from plenty of natural light. The floors are laid with large ceramic tiles, the general condition means that only a little decoration is required to make this a useful and productive area. We understand the owner had plans to develop the entire floor up to residential standards but... well! We all have plans don't we?
Leaving the man building, we'll now look at the annexe. The far end is of brick and render construction where there are two rooms, the near end is a wooden construction which sports a covered area with horse stables either side plus a store room at the near end. There is a hard standing in front of the block plus another in front of the main house.
The first annex room is large and has been developed to a degree where it is a comfortable and useful clean space. The windows are double glazed, there is power, lighting, water supply and drainage.
The second room is less developed but still offers plastered walls, power outlets, lighting and a window. There are signs of dampness here although it appears to be due to condensation and a lack of use (ventilation) rather than water ingress. We understand it has been used as a workshop.
Now moving into the wooden construction and the first of the two stables. The roof tiles look in very good shape as do all the timbers and support beams. For an external barn type building, this one appears to be in excellent condition. There are hay lofts above the stables.
Between the two barns there is this covered space, presumably for horse related activities.
The second stable is in an equally good condition as the first.
Moving now to the outer area, this is the stream which runs across the front of the property a few metres from the front fence. It is owned and maintained by the state. We understand there are effective flood controls in place and that local properties have not been affected in modern times.

The main garden area is quite large and sports this old style vine frame. The immediate total land holding is a little under 1,300 square metres.
