As far as land plots go, this one has everything. A hill-top location, almost level land, roadway access. Electric, water and gas connections are already on site, there are very nice views, it is zoned for residential/holiday home construction only, foreign ownership is not restricted and the location of Upper Međimurje is the single most popular region in northern Croatia.

The old well is no longer used as mains water is now on site but could be put back into use very easily, either with a pump/filter system or with a chain and bucket if you prefer aesthetics over function. Alternatively, it can be easily filled in and removed.

Overview:

We never see building land in a better location or with better services than this. A mix of quiet, yet not isolated, with a rarely used asphalt road running along one side (no muddy tracks here) and available for foreign ownership with no complications - typical of the friendly and welcoming outlook of the people in Upper Međimurje. The current owners have already gained outline planning permission for a country style medium sized detached residence. The local planning laws are strict but that does mean nobody is going to build a monstrosity nearby.
