A smart house on a quiet country lane featuring some modern upgrades.
Viewed from the side/rear garden, the stairway and railings are all recent additions and lead to (right) the terrace and main entrance door which itself leads to a central hallway, or (left) to a fully glazed side door giving direct access to the kitchen. A further external door (far left on the middle level) gives access to a full sized stairway leading to the large roof space.
Viewed from mid-way down the rear garden, the outbuildings (left) have four large rooms which range from 'barn' to a finished room which is currently fitted out as a summer kitchen - a Croatian tradition. Photographs are available for each room on request.

Going inside and starting at the lower sub-basement level, it is accessed via 2/3 steps to an external uPVC door which leads to a central hallway from which the inner rooms are each connected. There is no connection between this level and the upper level from within the building.
To the left of the hallway is this medium-to-large bedroom, currently occupied by a teenager. As this level is not internally connected to the upper level, it is most suitable for use as a separate living space. In this case, this was the only bedroom down here. The floor is laid with ceramic tiles, the walls, ceiling, floor, windows etc., are all smart and in fine shape. There are adequate electric outlets and a central heating radiator.
A second room of similar proportions is located further down the hallway. It has not been developed but is an available resource should you wish to increase the living area. It is currently OK to be used as a store space although the floor is earthen (photo available).
To the right of the central hallway are two rooms with an archway linking them. This is one of them which was clearly used as the kitchen/dining room. Everything looks fairly smart and in good condition. The floor is also laid with ceramic tiles, heating is achieved by a wall mounted radiator. The twin casement windows give good natural light. Though not to the latest standards, everything here is in good functional condition.
Connected to the kitchen/diner (above) is this small living room which completes the downstairs apartment in terms of living spaces. We understand the lower floor was used for some time as a 'granny flat' and, we're told, served its purpose well. There appears to be a leaky radiator which the sellers tell us is soon to get the attention it needs.
Moving to upper level of the house, it is raised about 1.7 metres above the garden level, the layout is similar to the floor below. To the left of the central hallway is this nicely fitted out kitchen/dining room. The floor and part of the walls are tiled with modern ceramics, the kitchen units are of modern design and are in fine shape. The natural light is via a full length glazed door which leads to a raised external level between the house and the first of the outbuildings. The kitchen will be sold as part of the overall sale in the condition it is seen here, it includes the cooker, refrigerator, dishwasher etc.
Crossing the central hallway we arrive in the living/day room which is neat, has good natural light and is in good condition. The flooring is good quality laminate. There is a fixed phone line installed with ADSL capability which the owners are already using. The area has good mobile network coverage for 4G services and internet speeds of about 50 Mbps.
Further down the hall is this large bathroom. It has not been modernised but is in good all-round shape, everything is in good working order. The window is made from thick opaque glass bricks, probably due to the needs of privacy as there is a terrace immediately outside. It is effective as a source of natural light but not for ventilation, hence the extractor fan. It is normal practice in Croatia for the bathroom to be the place for the washing machine and for the main central heating/hot water boiler.
On the other side of the hall, directly opposite the bathroom, is the main bedroom which faces the front (street side) of the house. You will not need to be concerned about traffic noise, there is almost no traffic. The floor is laid with wood-effect laminate, one wall is mostly given over to fitted wardrobes and storage.

The attic is one large space taking up the entire footprint of the house. It has not been developed but the new roof is fully insulated and wood panelled so it is a clean loft if you wish to convert it into more living space, the current occupants use it for clothes drying during inclement weather. It does have new uPVC windows at both front and rear aspects, the front (street side) also has a fully glazed door which accesses a small balcony. It is worthy of note that access to the attic is via a full-sized staircase and is thus already well suited for further development, no loft hatch or step ladder is needed here. The flank walls are upright to a height of about one metre so there is no back-bending necessary to reach the eaves, this also helps if you make it into a living area.
The main entrance door has a well decorated space alongside it which is the regular outdoor haunt for all the family. For the long Croatian summers, such open air spaces are a must, this one has been nicely renovated and is mostly where you'll find people sitting, day and night, between April and October.
Taken from the land registry, this aerial photograph also shows the general layout, building footprints and land borders. The drawn borders and photograph do not align precisely, this is parallax error and is a result of the photograph not being taken directly overhead, this is normal for 99% of all land registry records and is nothing to be concerned about.
