A good sized secluded house located in the hills at Varaždinbreg, one of the most desireable locations in the region, it boasts many modern features including full gas central heating, a complete new roof and total exterior thermal insulation.

Positioned halfway up a gentle hill, the rear of the property affords beautiful westerly views accross the Varaždinbreg valley and onto the hillside vineyards in the distance. Access is via a quiet country road which is fully asphalted and regularly maintained and snow-ploughed when necessary. This location normally sees about one metre of snow fall during the winter.
The plot has 2,069m2 which is categorised as building land (86m2 for the building) and the rest is designated as either 'orchard' or 'garden'. We measured the plot to be about 90 metres in length and an average of about 22 metres wide. The house is situated at the top of the plot, about 15 metres from the road, the rest of the land slopes downward into the valley.
In brief, there are two large bedrooms, a large lounge/day room, a large dining room, a galley style kitchen, two bathrooms, two hallways, a very large west facing lower terrace, a sizeable basement room, a car port for two vehicles, extensive frontage/parking area, a workshop/motorcycle store, a large covered outdoor upper terrace and a sub-basement 'nature' store. The major features of the house are either new or very well maintained, the garden/orchard needs tidying.

Viewed from the lower terrace, the two mid-level windows are to the galley kitchen which is therefore very bright and has beautiful views down the garden and to the nearby valley and distant hillsides.
The building is of brick construction which has been covered with 8-10cm rockwool insulation material which, in turn, is covered by a poly-plastic skin to provide a smooth external surface and the maximum insulation from the summer heat and the winter chills. Continental Croatia has four clear seasons including long hot summers short cold winters, such insulation is therefore most desireable and keeps energy bills low.
The lower area is fully tiled around the building, a rear door leads to the basement room (details below). The small windows to the left, both mid and upper levels, are the two bathrooms, the larger window at the top level is the rear bedroom.
The rear of the property is completely secluded from neighbours and bypassers.

The lounge/day room is located on the main 'mid' level and measures 6.8 metres wide by 5.5 metres deep. There are two large windows, one (semi circular in shape) to the front of the property, the other to the side. This well lit and airy room is accessed via a small entrance hallway. The flooring is hardwood parquet, we understand of beechwood. There is a half-height dividing wall which sections off a small area which is currently used as an office.
A double width doorway leads to the dining room.

The dining room is located towards the rear of the house and has walk-through access to both the day room, the galley style kitchen and to the beechwood staircase leading to the upper level. This room is 4 metres wide by 3.85 metres deep.
Being connected to the kitchen and day room, the dining room gets daylight from both the front and rear of the house and is therefore a bright and well lit space. The floors are fully parquetted in hard beechwood.
The galley style kitchen is 4 metres wide and 2 metres deep, there are two large rear facing windows affording views to the garden and the scenery of Varaždinbreg. The kitchen is modern and reasonably well appointed but it is not a 'designer' kitchen. Storage and space is limited but practicable.

The front bedroom measures 6.8 metres wide by 5 metres deep and has two large front facing windows. The floor is fully parquetted. The ceiling is shaped by the roof contours but a very thick layer of insulation is in place between the wooden ceiling slats and the outer roof. The current owners advise that a 10cm rockwool layer is augmented by a solid wood sub-roof layer. The coolness of the room on the hot day we were there is evidence of the quality of the insulation.
Judging from the picture, it wouldn't surprise you to learn the current occupant is a teenaged girl.

The rear bedroom is narrower in that it shares the upper floor space with a WC/bathroom. At about 4 metres square, there is still plenty of room for a double bed plus bedroom furniture.

The parquet flooring and ceiling insulation applies to this room as in the front bedroom (shown above). The view from the rear facing window is the best in the house. There is a weeping willow tree behind the house but this window is high enough to see over the tree and give excellent panoramic views over the countryside.

You may decide to cut the tree although it does give shade to the house and lower terrace during the long hot summer afternoons. Perhaps not!

The upstairs WC/bathroom is fully tiled and has all modern fittings.
There is a small entrance hall connecting this bathroom with both bedrooms. The hallway also has a small wardrobe/storage area and access to crawl-space hatches which lead to storage areas in part of the roof space.

The downstairs WC/shower-room is accessed from a door located in a small hallway between the dining room and day room. It is well apointed, modern and fully tiled, it also has a bright and airy feel about it.

The staircase from the dining room to the upper level is a custom made item from, as we are advised, solid beech.

A section of the day room has been divided by a low wall to make a small office with book shelves, cupboards and a work desk.

This large room is located under the kitchen and dining rooms at the rear of the house. It is at sub-basement level in that the door and window are at ground level whereas the side and rear walls are sub-surface, this is due to the slope upon which the house is built.
The room is heated and has full water and power outlets and can be used for anything. The current owners have a plumbed-in washing machine, tumble dryer and, as the picture shows, a place to store a lot of stuff.
The room has step-free access to a small tiled terrace and a large walled area which would make an excellent terrace for summer time occupation. This room would make an excellent summer kitchen location and has all the utilities for easy conversion.

The area between the front of the property and the road has a large car port, big enough for two large vehicles. There is room for several other cars to be parked if so desired.
The property has 24 metres of road frontage with drive in/out direct access. The road is a quiet crescent leading to and from a small country road between Varaždin and Varždinske Toplice, traffic is almost zero.

At the front of the house is a good sized shed/workshop. The current owner is a biker and has installed a small turntable to assist in manoeuvring his machine.
Of wood construction, the structure is partly insulated, has power outlets, tiled flooring and lighting. Access is both from the street side plus a door into the summer terrace located immediately behind.

Immediately adjacent to the sub-basement room (see above) is this walled terrace which enjoys the shade of the willow tree in the afternoon. Currently little used, this area has good potential to be made into a large party terrace, perfect for those warm evening barbeques - if you like that sort of thing!
With a little work clearing the shrubbery, beautiful views across the entire valley become available.

A tradition in Croatia, this basement level room is located under the covered terrace and serves as a 'cold' room for produce and wine. It's sub-surface position means the room remains much the same cool temperature no matter the weather outside. The floor is sand and soil and is used to store all manner of fruit and vegetables without the need for a fridge.
It is a large space and would be perfect for storing gardening tools and the general paraphernalia used for working on the land.

No self respecting country house would be without a well appointed outdoor terrace area. This one is covered with heavy wood beams and has a fully tiled roof. The floor is tiled with ceramics, there is good lighting and a few electric outlets.
For most Croatians, this is where the bulk of the summer time is spent, usually with a wine bottle or several not too far away. Note the large yellow fridge!
This terrace sits at the top of the plot and looks down at the garden below and the views beyond.
